Top 3 Home Tax Deductions to Remember Before You File


The beginning of tax filing season, and homeowners everywhere are gathering their important tax documents, and keeping their fingers crossed for some great deductions. Whether you’re a new homeowner or you’ve been in your home for years, here are the top 3 tax deductions to remember before you file.

1.) Mortgage Interest: The biggest tax break you have as a homeowner is your mortgage interest. A home mortgage interest deduction allows you to reduce your taxable income by the amount of interest paid on the loan which is secured by your principal residence. This deduction can also apply if you refinanced or own multiple properties. Visit the IRS site to learn more.

2.) Property Taxes: Because a large part of your monthly loan payment is contributed to property taxes, you’re allowed an annual deduction if you’re a taxpaying homeowner. The deduction amount is the amount you’ve paid and includes any payments made through an escrow account. Check out the IRS site for all the property tax guidelines. 

3.) Energy Efficiency Repairs: If you made green energy saving improvements, you could see more green on your taxes. Eco-friendly home improvements can allow you to qualify for an energy credit of 10 percent. These enhancements can include adding more efficient windows, energy saving heaters, adding Energy Star Appliances, and more. There are also extra credits for solar panels. Neighborhood Stabilization Program available in Surprise 

If you’re looking to buy a home in Surprise, then you may be eligible for additional funding. The city of Surprise is currently accepting applications from income-qualified applicants to participate in the Neighborhood Stabilization Program for the community. Here’s what you need to know about the program:

Neighborhood Stabilization Program:

  • A minimum of $5,000 will be contributed towards the down payment on a foreclosed banked-owned home in Surprise.
  • Up to six percent of the purchase price in closing costs will also be covered for buying a home in Surprise.
  • The program is funded through the Department of Housing and Urban Development.
  • Participants must meet the HUD income guidelines.
  • Participants must work with a City of Surprise approved REALTOR®.
  • Participants must attend a counseling session and homebuyer education course.
  • You do not need to be a Surprise resident to apply.
  • Applicants are selected on a first-come first-serve basis.
  • No repayment is required unless the homebuyer moves out of the property within five years.

1.) Build an Account: Build your down payment savings stash by setting up a designated account that pays the most interest possible. It’s important to set up an account solely for your down payment so as not to be tempted to take money out for other uses. It’s also recommended that you establish an automatic draw that automatically funnels money monthly, bi-monthly or weekly from your checking account.

2.) Assistance programs: There are literally thousands of down-payment-assistance programs that exist to help buyers come up with the costs associated with home buying. According to RealtyTrac, there are over 2,000 available programs across the country. Sites like Down Payment Resource are designed to help connect people with hard to find financial resources and helps deliver a list of programs for which you may be eligible for and contact information for participating lenders in your area.
