Why Fall Is a Good Time to Sell Your Home 

It’s the day that many of us Arizonian’s look forward to, especially after a long, hot summer – its official the first day of fall! If you have been considering a move, but not sure if now is a good time, here are 4 reasons why fall is a good time to sell your home:

Low Inventory: today in Arizona Regional Multiple Listing Service (ARMLS), there just under 20,000 homes available for sale. Why is this important to you? In a metropolitan area the size of Phoenix, this is considered low inventory for the pool of available buyers. Simply put, we need more homes to keep up with the demand of people looking to own a home, and that could mean more money in your pocket!

Tax Breaks: Now that school has started, many home buyers will be looking to move before the end of the year to take advantage of tax breaks offered to new homeowners. Buyers who are renting are likely to pay more for rent than they would if they owned a home. Nationally rent prices have gone up 15 percent in the past five years in seventy metro areas across the U.S. according to the National Association of REALTORS (NAR), and Phoenix is no exception. Owning a home is cheaper and offers tax shelters from the IRS which is an all-around money savings to homebuyers.

New Home Competition: with a healthy economy comes new construction, including new homes for buyers to purchase. For the last few years, sellers did not have to compete with new homes, but those times have changed. With a stronger economy, new home builders have made a comeback.  The longer you wait to sell, the more new homes you will have to compete with in the future!

It’s the Perfect Weather to Move: let’s face it fall in Arizona is like a slice of heaven on earth! The cooler temps make for the perfect outdoor activities, including packing and moving. Coupled with the steady housing market conditions, it could be time for you to consider a bigger, more upgraded home. If you have owned your home for a few years, you may be sitting on a pot of equity you don’t know you have. Why not cash in, and take advantage of the cooler temperatures while moving into a new home?

Surprise Police Warn Against IRS Phone Scam 

Today the Surprise Police Department warned the community about the recent Internal Revenue Service warning sent to taxpayers about a surge in automated phone scams. According to the Department of the Treasury, in early August the IRS warned taxpayers to stay cautious against a rise of IRS impersonation phone scams.

Unfortunately, these returning automated scammers are utilizing some new tactics to demand tax payments on iTunes and other gift cards. To protect yourself from these IRS Scammers please note that the IRS will never demand immediate payment over the phone, call to verify identity by asking for personal or financial information, or require a person to use a specific payment method for taxes such as a prepaid debit card or gift card.
