What Does the Government Shutdown Mean for You? 

What does the government shutdown mean for you? This seems to be the question of the day. With no resolution in sight, people across the nation are wondering how this will impact them, especially those who are planning to purchase a home with an FHA loan.

With limited staff, FHA underwriters are still working but other branches of the government that are currently close will limit access to important documentation required for loan approval. Most lenders require IRS transcripts and social security verification as a part of the loan approval documentation. Both of these government departments are working with limited staff.

Although the FHA is still technically working, the loan process could be delayed due to the shutdown. Regardless of this news, buying a home is still a good idea and as with any current event, the information available changes daily.

If you are interested in purchasing a home with an FHA loan, I would encourage you to speak to a qualified lender before you make any decisions regarding the government shutdown. Ten Tips to Survive the Holidays

The holiday season is the most wonderful time of the year, however this time of year is also chalked full of stress. There is good news though; the holiday season can be enjoyed without the stress and emotions with a few easy tips. Here are ten tips to help you survive the holidays:

  1. Keep your regular routine: stick to your normal routine as best you can which will help to prevent stress.
  2. Be realistic, there is not “perfect” holiday: a big point of stress comes from thinking that you have to create the perfect holiday. In reality, life is messy, and things happen. Be realistic and try to go with the flow.  
  3. Think moderation: we love traditions and this time of year that includes our favorite family recipes, ciders and parties. However, over indulging leads to unnecessary physical stress.
  4. Don’t let guilt get you down: nothing adds stress more than feeling guilty but there is only so much time, and only so much of yourself to go around. Pick wisely and let go of the guilt.
  5. Stay connected: make sure you schedule enough time to spend with your cherished family and friends. Make plans ahead of time, and put it on the calendar.
  6. Don’t be alone if you don’t want to be: There are plenty of people in your life who want to spend time with you, so there is no reason to be alone during the holiday season (unless that is how you want to spend it!)
  7. Learn to say no: even during the holiday season, it is okay to say no! Feeling obligated leads to resentment, and ultimately added stress. Remember, it is your holiday season too!
  8. Ask for help: it is easy to take on too much during the holidays, but if you do, it is also okay to ask for help. You will find that those who care about you the most, will be more than happy to pitch in.
  9. Focus on today: there is something about family and friends, traditions and memories that bring up feelings that we may not want to feel during the holidays. Reliving the past or feeling like you aren’t good enough is a sure way to add stress to your holiday season. This year instead try focusing only on today.
  10. Be kind to yourself: if you feel down or overwhelmed, take a moment to pamper yourself. Do what feels best to you, even if that isn’t on the “holiday to-do list.” You are not perfect; no one is. This year, be kind to yourself!

National Housing Report from RE/MAX

The 2017 Housing Forecast by the experts at realtor.com are predicting that the Phoenix-metro area will be number one with a projected increase in home values by 5.94 percent and a sales growth of 7.24 percent.

Despite the typical winter slowdown, November home sales finished 19.1 percent above a year ago and prices increased 1.4 percent over October. Last month saw more homes sold than any other November in the eight-year history of the National Housing Report from RE/MAX. All but one of the fifty-three markets surveyed posted an increase in sales over November 2015, with nearly half of the markets at least 20 percent higher.

The continued decline of inventory and talk of rising interest rates may have contributed to November’s surge of home sales,” said Dave Liniger, RE/MAX CEO, Chairman of the Board and Co-Founder. Over the past 11 months, the majority of markets have seen home prices return to their pre-recession levels, reaffirming that 2016 has been the best year for the housing market since the recession.”

Now that the holidays are over, many people will be focusing on their New Year’s Resolutions for 2017. If making a move is something you are considering but not sure if it’s the right time, here are the top 5 reason to make a move in 2017:

  1. Interest Rates Will Go Up: by now we have all heard that President-Elect Trump plans to raise interest rates this coming year. By how much, remains to be seen, however some industry experts speculate rates may go as high as five percent by the end of 2017. This may not seem like a lot but even a slight change in the rate can impact your home affordability. Don’t wait to cash in on the low interest rates – consider buying now!
  2. Reduced Lending Regulations: higher interest rates might impact your home affordability but they could also mean a reduction in the stringent lending regulations we have seen recently. This means we could see more credit opportunities for qualified home buyers and more creative financing options for those homebuyers who need a little extra help.
  3. Millennials Are Ready to Buy: if you a Millennial reading this, you are probably already searching for a new home, now that you’ve finally landed the perfect job. For those homeowners who want to buy up or perhaps downsize into a retirement home, the Millennial generation is your target home buyer. With recent improvements in the economy, this generation is in a better position to own a home – and they are finally ready to leave the nest and commit to homeownership. It is predicted that this group of first-time home buyers will lead the housing demand in 2017.
  4. Equity Opportunities: people who bought a home in 2008-2009 at the lowest point of the real estate market are sitting on a pile of hard-earned equity – but they may not know it. Happy Holidays from Lisa Bray 

A little clip from a classic holiday movie that we love to read in our home during the holiday season…and now with the pitter-patter of grandbabies, this heart-warming Dr. Seuss story will go on as a tradition for our family.

And the Grinch, with his grinch-feet ice-cold in the snow, stood puzzling and puzzling: “How could it be so? It came without ribbons! It came without tags! It came without packages, boxes or bags!” And puzzled three hours, till his puzzler was sore. Then the Grinch thought of something he hadn’t before! “Maybe Christmas,” he thought “doesn’t come from a store. Maybe Christmas…perhaps…means a little bit more!”

And what happened then…? Well in Who-Ville they say that the Grinch’s small heart grew three sizes that day! And the minute his heart didn’t feel quite so tight, he whizzed with his load through the bright morning light and he brought back the toys! And the food for the feast! And he…

He himself, the Grinch carved the roast beast!

There is much to be grateful for this holiday season, and throughout the year. Despite a slight decrease in the number of transactions, this October is the second best in the history of the RE/MAX National Housing Report. The markets with the largest increase in sales included Phoenix, AZ with +12.2% increase in value.

“Although October sales weren’t quite as robust as what we've tracked so far in 2016, it's only the second month this year that didn’t exceed the strong levels set in 2015. But finishing just 1 percent below October 2015 sales is still a very solid performance,” said Dave Liniger, RE/MAX CEO, Chairman of the Board and Co-Founder. “It’s the 13th consecutive month of double-digit decline in inventory year-over-year, and that appears to have pushed prices up in all but one market.”

October National Housing Report from RE/MAX 

According to the October National Housing Report from RE/MAX, we are still far below the six month’s supply considered to be a market balanced equally between buyers and sellers. Eight markets, predominantly in the Northeast, have a six or more month supply. Meanwhile, nineteen have three months or less, with the majority being in the West. 

“The market usually sees fewer home sales in September, as buyers make a seasonal transition from summer to fall,” said Dave Liniger, RE/MAX CEO, Chairman of the Board and Co-Founder. “Even so, sales were the highest of any September since we launched our Housing Report in 2008. Also, price increases continue to be in the moderate 5-percent year-over-year range. Overall, this is a market that most everyone can be satisfied with.”

The September Median Sales Price of $219,780 was 5.1 percent above a year ago. And in a rare occurrence, not a single metro posted a year-over-year price drop. The average Month’s Supply of Inventory rose from 3.4 in August to 3.9, the highest since February.
