Estrella Lakeside Farmer’s Market Helps Make Goodyear Healthier

by Lisa Bray

Estrella Lakeside Farmer’s Market Helps Make Goodyear Healthier

Do you love shopping for fresh produce at farmers markets? You're not alone. Farmers markets are important for many reasons, especially because they increase access to fresh, nutritious food. Foremost, they are important because they are the critical component in rebuilding local food economies. By providing a cost-effective, retail sales opportunity for local food producers, farmers markets help make farming profitable. Several studies have found lower prices for conventional and organic produce at farmers markets than at supermarkets.

Farmers market vendors can also educate their shoppers. Four out of five farmers selling at markets discuss farming practices with their customers, and three in five discuss nutrition and how to prepare food. Farmers markets also promote sustainability, with three out of every four farmers selling at farmers markets say they use practices consistent with organic standards. In addition, local farmers markets stimulate the economy. Growers selling locally create thirteen full time jobs per $1 million in revenue earned.

With all the countless benefits farmers markets provide to the community, it’s no wonder the West Valley has so many. Thanks to the beautiful fall temperatures, the Estrella Lakeside Farmers Market is back in the scenic Goodyear community every third Saturday of the month now through April! The market will showcase specialty items, locally grown produce, fresh breads and pastries, local artwork and more. Come take in the gorgeous views of North Lake and the Sierra Estrella Mountains at 10300 S. Estrella Parkway Goodyear, AZ  85338.

This event is free and open to the public. The market will also feature a variety of food vendors. It’s the perfect way to enjoy the cooler weather and kick off fall season festivities. For more information contact the Information Center at 623-386-1000. If you’d like more information about farmers markets in the West Valley or if you’re in the market to sell or buy a home in Goodyear, Litchfield Park, Avondale, Surprise and the surrounding areas, please contact Lisa Bray today!

June 2018 RE/MAX National Housing Report

by Lisa Bray

June 2018 RE/MAX National Housing Report

We’re already halfway through 2018 and the housing prices are at record highs, while inventory is at record lows and home sales are trailing 2017’s pace, according to the RE/MAX National Housing Report. June sales were 5.5 percent lower than June 2017 in the fifty-four metro areas surveyed, marking the seventh consecutive month of year-over-year declines.

Headed in the opposite direction, the June Median Sales Price of $258,500 was an all-time high in the nine-year history of the report. It was 5.1 percent higher than the $245,000 recorded last June, bringing the consecutive months of year-over-year price increases to 27. In each of the previous five years – going back to June 2013’s $193,750 – June has posted the highest Median Sales Price of the year.

“Year-over-year prices have been climbing for more than two years now, which is great news for homeowners and sellers,” said RE/MAX CEO Adam Contos. “In the hottest markets, demand is especially high because there simply aren’t that many homes for sale. The slower sales figures we’re seeing are tied to inventory more than anything else.”

Forty-two of the fifty-four metro areas reported a year-over-year drop in inventory. That years-long trend is reflected in Months Supply of Inventory dropping to 2.7 – down 8.8 percent year-over-year and the smallest figure ever recorded for June. Fewer houses for sale generally results in a faster process: Homes sold in June averaged just forty-two Days on Market – five days less than June 2017 and three days under the previous nine-year low of forty-five days.

“Lack of inventory has become a theme for the year,” Contos said. “Having fewer homes to choose from poses a challenge for buyers, who need to be ready to act decisively and quickly. Working with a full-time, professional RE/MAX agent can prepare them for that.”

Spring Housing Report Reflects Rising Prices and Fewer Sales

Spring has sprung and according to the April 2018 RE/MAX National Housing Report, home prices continued to climb year-over-year for the twenty-fourth consecutive month in March, while home sales continued to decline for a fourth consecutive month, making it a seller’s market in most regions of the country.

“Homebuyers shouldn’t be discouraged by the record-breaking numbers — even with higher prices and closed transactions, this March marks the second-highest in sales in the history of the RE/MAX National Housing Report,” said RE/MAX CEO Adam Contos. “It’s more important than ever to work with an experienced RE/MAX agent who is invested and involved in their community. They are dialed into the nuances of a neighborhood, making your home search or sale easier and quicker.”

When the Months Supply of Inventory falls below six months, it’s a seller’s market, and all 54 metro areas surveyed for the monthly housing reported under six months of inventory. Of the fifty-four metro areas surveyed in March 2018, the overall average number of home sales increased +36.6 percent compared to February 2018 and decreased -5.3 percent compared to March 2017. In March 2018, the median of all fifty-four metro Median Sales Prices was $236,000, up +3.2 percent from February 2018 and up +4.9 percent from March 2017. The average Days on Market for homes sold in March 2018 was sixty, down two days from the average in February 2018, and down four days from the March 2017 average. Days on Market is the number of days between when a home is first listed in an MLS and a sales contract is signed.

To access the housing report infographic, visit: https://rem.ax/2phKHWT or click here to download a copy of the RE/MAX April 2018 National Housing Report.  If you’re ready to buy a home in the West Valley or sell your Goodyear, Litchfield Park or Avondale home, please contact  Lisa Bray today!

Goodyear building Water Conservation Committee

by Lisa Bray

Goodyear building Water Conservation Committee

Did you know? About 95 percent of the water entering our homes goes down the drain according to the United States Environmental Protection Agency. Just in time for Earth Day, the City of Goodyear is now recruiting members to establish a water conservation committee to find ways for everyone to use water more efficiently. The City Council approved the formation of the committee in February. Its goal will be to generate ideas to reduce outdoor water use by one percent each year. The committee will be composed of eleven members and two alternates selected by the City Council and will meet eight to ten times a year according to the City of Goodyear press release. Applications to be on the Goodyear Water Conservation Committee are due by Friday, April 22nd which is coincidentally Earth Day.

Mark Holmes, water resources manager for Goodyear, said irrigation consumes about twenty-nine percent of the city’s total water use. Single family outdoor uses another thirty-five percent of the total water. Sandra Rode, water conservation specialist for Goodyear, said the committee would look at making recommendations into the future five years and also review the city’s existing water conservation plan. She said the ultimate goal of conservation is to protect the quality of life in Goodyear.

For details on how to apply, go to goodyearaz.gov. If you’d like to be more involved with the Goodyear community or if you’d like to buy a home in Goodyear, please contact Lisa Bray today. Happy Earth Day!

Goodyear ranked among Top 10 Best U.S. cities to live

by Lisa Bray

Goodyear ranked among Top 10 Best U.S. cities to live

Have you heard the West Valley news? The City of Goodyear has been recognized as one of the Top 10 Best U.S. Cities to live in, according to a poll released in early November by 24/7 WallSt.com. 24/7 WallSt is a New York-based corporation which operates a financial news and opinion company with content delivered over the Internet. The company’s articles are republished in many national media outlets including MSN Money, Yahoo!, Finance, Time.com, USA Today and Huffington Post.

To determine America's best cities to live in, 24/7 Wall St.com reviewed data on the 550 areas measured by the U.S. Census Bureau with populations of 65,000 or more. City rankings were based on a range of variables, including:

  • Crime rates (132 per 100,000 residents annually, less than half of the whole state.)
  • Employment growth
  • Educational attainment (percentage with at least a bachelor’s degree: 24.8 percent)
  • Housing affordability (Median home value: $243,000)

“We’re more than excited to be named among the Top 10 Best cities to live in,” said Goodyear Mayor, Georgia Lord. “Our last citizen satisfaction survey showed that ninety-six percent of the respondents like living in Goodyear and would recommend it to others as a place to live. Clearly the word is spreading.” Goodyear was the only Arizona city ranked in the Top 50, and as a proud resident of Goodyear, I’m not surprised we made the list. I love this community!

So if you’d like to buy a home in Goodyear, one of the top 10 Best U.S. cities to live, please contact Lisa Bray today!

Annual G.A.I.N. Event Returns to Goodyear

by Lisa Bray

Annual G.A.I.N. Event Returns to Goodyear

Did you know? In 2014 Goodyear was voted as one of the twenty most improved cities in Arizona that has really put in the hard work to bring down their overall crime rate according to Safe Choice Security. That’s just one of the many reasons why Goodyear residents are excitedly planning the annual G.A.I.N. events return to Goodyear.

G.A.I.N., or Getting Arizona Involved in Neighborhoods, is the state’s answer to National Night Out — an “annual community-building campaign that promotes police-community partnerships and neighborhood camaraderie to make neighborhoods safer, better places to live.” G.A.I.N. is a “statewide day of celebration for the success of crime prevention through community involvement.”

Basically, G.A.I.N. is about getting to know your neighbors, recognizing who lives in your neighborhood and who doesn’t, keeping an eye on each other’s homes, organizing a Block Watch or Neighborhood Watch. Community involvement to make the community a safer place to live. And this year, the City of Goodyear is returning the event to its roots and encouraging neighborhoods to hold individual G.A.I.N. events to promote a better way for neighbors to get to know each other.

Goodyear’s G.A.I.N. event will be held from 9:30 a.m. to 1:00 p.m. November 7th and neighborhoods can register now through September 20th by visiting http://goodyearaz.gov/residents/neighborhood-services/g-a-i-n-. Registered neighborhoods will get an involvement kit with brochures, fliers and goodies to give to attendees; visits from city officials such as the mayor, council members, police officers and firefighters; and static displays such as police cars and fire trucks.

So spread the word to your West Valley neighbors and Goodyear neighborhood home owner associations to get involved in this wonderful event to promote safer neighborhoods in our community. As Neighborhood Watch puts it, the best crime prevention tool ever invented is a good neighbor.
