What Does the Government Shutdown Mean for You? 

What does the government shutdown mean for you? This seems to be the question of the day. With no resolution in sight, people across the nation are wondering how this will impact them, especially those who are planning to purchase a home with an FHA loan.

With limited staff, FHA underwriters are still working but other branches of the government that are currently close will limit access to important documentation required for loan approval. Most lenders require IRS transcripts and social security verification as a part of the loan approval documentation. Both of these government departments are working with limited staff.

Although the FHA is still technically working, the loan process could be delayed due to the shutdown. Regardless of this news, buying a home is still a good idea and as with any current event, the information available changes daily.

If you are interested in purchasing a home with an FHA loan, I would encourage you to speak to a qualified lender before you make any decisions regarding the government shutdown. Ten Tips to Survive the Holidays

The holiday season is the most wonderful time of the year, however this time of year is also chalked full of stress. There is good news though; the holiday season can be enjoyed without the stress and emotions with a few easy tips. Here are ten tips to help you survive the holidays:

  1. Keep your regular routine: stick to your normal routine as best you can which will help to prevent stress.
  2. Be realistic, there is not “perfect” holiday: a big point of stress comes from thinking that you have to create the perfect holiday. In reality, life is messy, and things happen. Be realistic and try to go with the flow.  
  3. Think moderation: we love traditions and this time of year that includes our favorite family recipes, ciders and parties. However, over indulging leads to unnecessary physical stress.
  4. Don’t let guilt get you down: nothing adds stress more than feeling guilty but there is only so much time, and only so much of yourself to go around. Pick wisely and let go of the guilt.
  5. Stay connected: make sure you schedule enough time to spend with your cherished family and friends. Make plans ahead of time, and put it on the calendar.
  6. Don’t be alone if you don’t want to be: There are plenty of people in your life who want to spend time with you, so there is no reason to be alone during the holiday season (unless that is how you want to spend it!)
  7. Learn to say no: even during the holiday season, it is okay to say no! Feeling obligated leads to resentment, and ultimately added stress. Remember, it is your holiday season too!
  8. Ask for help: it is easy to take on too much during the holidays, but if you do, it is also okay to ask for help. You will find that those who care about you the most, will be more than happy to pitch in.
  9. Focus on today: there is something about family and friends, traditions and memories that bring up feelings that we may not want to feel during the holidays. Reliving the past or feeling like you aren’t good enough is a sure way to add stress to your holiday season. This year instead try focusing only on today.
  10. Be kind to yourself: if you feel down or overwhelmed, take a moment to pamper yourself. Do what feels best to you, even if that isn’t on the “holiday to-do list.” You are not perfect; no one is. This year, be kind to yourself!

June 2018 RE/MAX National Housing Report

We’re already halfway through 2018 and the housing prices are at record highs, while inventory is at record lows and home sales are trailing 2017’s pace, according to the RE/MAX National Housing Report. June sales were 5.5 percent lower than June 2017 in the fifty-four metro areas surveyed, marking the seventh consecutive month of year-over-year declines.

Headed in the opposite direction, the June Median Sales Price of $258,500 was an all-time high in the nine-year history of the report. It was 5.1 percent higher than the $245,000 recorded last June, bringing the consecutive months of year-over-year price increases to 27. In each of the previous five years – going back to June 2013’s $193,750 – June has posted the highest Median Sales Price of the year.

“Year-over-year prices have been climbing for more than two years now, which is great news for homeowners and sellers,” said RE/MAX CEO Adam Contos. “In the hottest markets, demand is especially high because there simply aren’t that many homes for sale. The slower sales figures we’re seeing are tied to inventory more than anything else.”

Forty-two of the fifty-four metro areas reported a year-over-year drop in inventory. That years-long trend is reflected in Months Supply of Inventory dropping to 2.7 – down 8.8 percent year-over-year and the smallest figure ever recorded for June. Fewer houses for sale generally results in a faster process: Homes sold in June averaged just forty-two Days on Market – five days less than June 2017 and three days under the previous nine-year low of forty-five days.

“Lack of inventory has become a theme for the year,” Contos said. “Having fewer homes to choose from poses a challenge for buyers, who need to be ready to act decisively and quickly. Working with a full-time, professional RE/MAX agent can prepare them for that.”

Homes sold faster in May than at virtually any other time in the past decade, according to the latest RE/MAX National Housing Report. Low inventory and high demand in May cut Days on Market to 46, the second-lowest monthly number in the nearly 10-year history of the report. May home sales topped April sales by 14.5 percent, and were down by 2.8 percent from May 2017. The median sales price of $251,673 was up 7.8%. By comparison, homes averaged five more days on the market (51) in May 2017, 12 more days (58) in May 2016 and 18 more days (64) in 2015.0

“Even with low inventory and the Federal Reserve raising interest rates, homes are going from ‘for sale’ to sold 28 percent faster than three years ago,” said RE/MAX CEO Adam Contos.

With eleven metro areas increasing the median sales price year-over-year by double digits, May is still a seller’s market, and homebuyers should expect to compete with other buyers when they are ready to make an offer on a home.

“Be prepared — that’s my message to potential homebuyers in this summer selling season,” added Contos. “Make sure you are pre-approved with a lender, try to make a clean offer with no contingencies and, if possible, consider offering favorable concessions to the seller such as a flexible closing date. Happy Holidays from Lisa Bray 

A little clip from a classic holiday movie that we love to read in our home during the holiday season…and now with the pitter-patter of grandbabies, this heart-warming Dr. Seuss story will go on as a tradition for our family.

And the Grinch, with his grinch-feet ice-cold in the snow, stood puzzling and puzzling: “How could it be so? It came without ribbons! It came without tags! It came without packages, boxes or bags!” And puzzled three hours, till his puzzler was sore. Then the Grinch thought of something he hadn’t before! “Maybe Christmas,” he thought “doesn’t come from a store. Maybe Christmas…perhaps…means a little bit more!”

And what happened then…? Well in Who-Ville they say that the Grinch’s small heart grew three sizes that day! And the minute his heart didn’t feel quite so tight, he whizzed with his load through the bright morning light and he brought back the toys! And the food for the feast! And he…

He himself, the Grinch carved the roast beast!

There is much to be grateful for this holiday season, and throughout the year. Surprise Police Warn Against IRS Phone Scam 

Today the Surprise Police Department warned the community about the recent Internal Revenue Service warning sent to taxpayers about a surge in automated phone scams. According to the Department of the Treasury, in early August the IRS warned taxpayers to stay cautious against a rise of IRS impersonation phone scams.

Unfortunately, these returning automated scammers are utilizing some new tactics to demand tax payments on iTunes and other gift cards. To protect yourself from these IRS Scammers please note that the IRS will never demand immediate payment over the phone, call to verify identity by asking for personal or financial information, or require a person to use a specific payment method for taxes such as a prepaid debit card or gift card.

If you have additional questions or want to speak with someone about these scams you may contact the Treasury’s Inspector General for Tax Administration at 800-366-4484. For helpful information on reporting these scams go to TIGTA’s webpage. Please remember and share this information with others to help prevent fraudulent tax scams.

It’s not unusual to see a midsummer slowdown in sales so it’s no surprise that July home sales fell in forty-nine markets by 8.8 per from July 2015 and by 13.1 percent from June according to the RE/MAX National Housing Report analysis of fifty-three U.S. cities. The Median Sales Price dropped slightly from June to $225,000, which is still 4.7 percent higher than one year ago.

Inventory has continued to tighten by dropping 3.0 percent lower than June and 16.6 percent lower than a year ago, resulting in a Months Supply of just 3.5. The average Days on Market dropped to fifty-three which is just one day less than the average in June and four days below last year.

“After a June jump in home sales, it's quite common to see July sales make a correction. This is a summertime pattern that we often see on a national level. Of course, one month doesn't make a trend and we still have a couple more months ahead in the traditional home-buying season. At the same time, it's important to note that, on a year-over-year basis, prices are rising at a moderate rate that's very much in line with historical averages," said Dave Liniger, RE/MAX CEO, Chairman of the Board and Co-Founder.

Today is the 45th Anniversary of Earth Day, a celebration which is held in more than 192 countries around the world on April 22nd each year. Earth day is meant to show support for protecting the environment. There are also many communities that support environmental issues by celebrating Earth Week to expand the time frame that people focus on the earth and how they can preserve it. Here are 5 Eco-Facts about Earth Day you never knew.

1.) On the very first Earth Day, which took place in 1970, 20 million people gathered in the streets of America to protest the industrial revolution. An environmental movement was born as a result.

2.) Earth Day originated in the US but became recognized worldwide by 1990.

3.) Every year on April 22nd, men, women, and children collect garbage, plant trees, clean up coral reefs, show movies, sign petitions, and plan for a better future for our planet.

4.) On Earth Day 2012, more than 100,000 people rode bikes in China to reduce CO2 emissions and save fuel.

5.) In an Earth Day celebration in 2011, 28 million trees were planted in Afghanistan by the Earth Day Network.

Today is a wonderful day to take action by doing something small for the environment such as planting a tree, carpooling to work, or even volunteering with others to help beautify our planet. We only have one so let’s protect it for many generations to enjoy hereafter. Happy Earth Day!
