Fannie Mae Updating Waiting Periods after Short Sales

For several years now, Fannie Mae has allowed buyers that previously were involved in a short sale or deed in lieu of foreclosure to buy again using Conventional financing in as little as two years with a twenty percent down payment and a minimum 680 credit score. However, after August 16th of this year, Fannie Mae is updating the waiting period after short sale and pre-foreclosure sales.

Fannie Mae is planning to end their early purchase program. The updated program has a longer waiting period of four years but requires a lower down payment and credit score standard. What this means for buyers is that after August, homeowners that experience a short sale or deed in lieu of foreclosure are able to buy again using Conventional financing, four years after having their name removed from title. After this waiting period, buyers can qualify using the standard Conventional qualifying requirement of a five percent down payment and a minimum 620 credit score.

In addition, if a homeowner can prove with strong documentation that the short sale was due to an extenuating circumstance such as loss of employment, then the waiting period may still be reduced to two years.

Goodyear:

The Goodyear Ballpark and Recreational Complex in Goodyear hosts it’s annual Star Spangled 4th Celebration from 6:00 p.m. to 10:00 p.m. This fun event features a kid’s zone with inflatable bouncers and water activities, a Village Inn pie-eating contest, and an F-16 jet fly over. Food and drinks including beer and margaritas are available with for purchase as well as unlimited ride wristbands for $10. Visit goodyearaz.gov/ballpark to learn more.

Surprise:

In the mood to catch a game with your Forth of July festivities? Watch a Rookie League baseball game between the Kansas City Royals and the San Diego Padres at 5:30 p.m. at the Surprise Stadium in Surprise. The 4th of July Celebration also includes a fireworks show set to patriotic music after the game. Concession are available for purchase. Canned food donations are accepted for admission for St. Mary’s Food Bank Alliance and Valley View Community Food Bank. Tolleson:

Tolleson Veterans Park in Tolleson hosts their free admission Tolleson Independence Day Celebration from 5:00p.m. to 10:00 p.m. Kids can enjoy sliding down a forty foot inflatable slide and can catch the F-16 jet flyover from Luke Air Force Base at 7:00 p.m. Water, Gatorade, and watermelon will be provided with food available for purchase. May National Housing Report Reflects Spring Stability

Good news! The RE/MAX May National Housing Report is sprouting signs of stabilizing this spring. April proved to be an optimistic, proving to be the first time in twelve months that there was an inventory increase from March. April home sales boasted 10.9 percent higher sales and displayed higher sales than March for the second month in a row.

Fifty out of fifty-two metropolitan areas surveyed in the MLS data reported higher sales with the Median Sales Price of all homes sold in April to be $190,000. The average Days on Market for the month was seventy-four, just three days lower than the average of seventy-seven seen in March.

“After the disruptions to the market at the beginning of the year, it’s a good sign that sales have picked up and have now increased for two months in a row. While sales and prices aren’t growing at the rate they did last year, we still remain in a recovery with the market settling into a more sustainable growth pattern.” RE/MAX CEO, Margaret Kelly

Give Mom the Gift of Home Healing

Mother’s Day is this Sunday, May 11th and for those of you who are looking for the perfect gift, why not go the unconventional route this year?  If you’re handy or know someone who is, why not give your Mom the gift of home healing by helping repair and improve her home ailments? Here are some wonderful ways you can really give back to mom and her abode.

Plant a Garden: Rather than give the typical bouquet of flowers, plant her a garden she can fall in love with. You can plant a nice assortment of flowers in decorative containers and pots for the entry way or line the driveway and walkways with rows of budding beauties.

Add some art: Has mom been complaining about her drab walls for years? You can’t go wrong with art, especially if it’s family pictures. Pick up some nice frames or some fun vintage style ones from a thrift store and add your best captured family memories. Bonus points if you hang them for her.

Update the comfort zones: Update a living room with lovely accent pillows or a nice new slipcover for the sofa, or go above and beyond and get her a whole new bedding set for her room. Dressing up the spaces she spends the most time in comfort is a wonderfully considerate gift. Imagine her surprise to come home and see a refreshed new space to enjoy?

Can’t decide what to do for your Mom and her home? Listen to her concerns about her space. If there’s a nagging home improvement task that’s been bugging her for a while like a broken mailbox, rusty light fixtures, or snags in the rug making those types of repairs are a heartwarming gift to her that shows that you care and that you listen.

Top 3 Faux Pas That Can Scare Off Buyers

So, you’re finally ready to get your home on the market and sell your property. Great! But before you put up that open house sign, make sure your house is not guilty of displaying the top 3 faux pas that can scare off buyers.

1.) Do you smell what I smell? There’s an old adage in the real estate industry. “If you can smell it, you can’t sell it.” Potential buyers don’t want to walk into you home and be assaulted by the smells of pets, mold, stale cigarette smoke, or unpleasant odors. I’ve shown many homes, and I can’t tell you the number of buyers I’ve had not even finish a home tour because of bad smells. Buyers want to envision themselves in your property. Don’t give them a reason to turn and run. Be sure to change your air filters and rid your space of nasty odors. Not sure if your home can pass the smell test? Your real estate agent or an honest, trusted friend can help you make sure your home comes out smelling like a rose.

2.) Clean up clutter. Time and time again, I see countertops and tables covered with dishes or figurines, refrigerators hidden behind clunky magnets, walls plastered with photos, and so much furniture in one room buyers can barely scoot by without knocking something over. The key to attracting buyers is to, whenever possible, keep it simple. Because they want to visualize their own items in your house, the less of your stuff they see the better. Removing clutter opens up a room and makes it more spacious, something most everyone is looking for. So clear off those counter tops, file away that stack of untidy mail, and pack extra furniture, books, and space stealers away.

3.) Take care of your space. Ripped up screen doors. Broken gates. Overgrown weeds. Stained carpets. Wear and tear of a home is normal, especially if you’ve lived there for a long time. But items that show your home is in desperate need of maintenance can scare potential buyers away. It’s in your best interest to make cost efficient repairs to your home so that buyers won’t be deterred by the possible cost of fixing things themselves. Keeping your home well-maintained and staying on top of repairs can mean the difference between a sale and a fail.

Spring is finally here and with it usually comes an urge to clean and refresh the home. Seeing how the kitchen is where most of us spend the most time entertaining our families, it’s only natural that would be the first place we’d like to update. There’s a reason the kitchen is the heart of the home, and when you see these 3 fresh kitchen trends for spring, you’ll see why!

1.) Go Natural

Long gone are your parents’ days of stark white kitchens. This year, we’re seeing an ushering of more natural tones and materials in kitchens. If it comes from the earth, it’s finding its way into kitchens. From walls to countertops, designers and homeowners are infusing looks that have a more textured, natural feel such as real brick wall veneers and authentic soaring wood beams. The headline in the latest issue of Essential Kitchen and Bathroom Business Magazine states, ‘Ikea looks to revolutionize the kitchen industry’. This invites the look of natural wood and stone counter tops and warmer copper accessories in lieu of stainless steel.

2.) Go Open

Cupboards are now becoming art statements, as kitchen trends are moving towards open shelving. Now, instead of hiding dishes, glasses, and accessories behind closed cabinetry, designers and homeowners are opting to show off that good china. Sure, our hot Arizona summers can limit the appeal of enjoying an outdoor kitchen, but employing a good fan and mister system with the addition of an ice cold mini bar can allow even the most heat sensitive guests a break. These days, nothing complements a nice patio set or grill more than an outside kitchen to gather family and friends around. Got a pool? FanFest 2014 Returns to Goodyear Community Ballpark

Calling all baseball lovers, young and old! If you’re looking for a fun community event this weekend, you’ll love the Cleveland Indians and Cincinnati Reds Annual Spring Training FanFest this Saturday, March 22 from 5:30pm to 8:00 pm at Goodyear Ballpark in Goodyear, AZ.

FanFest 2014 is an exciting opportunity for fans to meet their favorite Indians and Reds players, coaches and alumni, participate in on-field activities, enjoy ballpark fare food and get behind the scenes tours of Goodyear Ballpark. Come celebrate the excitement of Spring Training with plenty of activities for both kids and adults alike, as fans will have the opportunity to play catch on the field, hit in the batting cage and run the bases just like the Major Leaguers! Fans will be also able to interact with and receive autographs from Tribe and Cincinnati Reds players and coaches at the event.

The family-friendly festival will also feature other fun activities including ballpark tours, on-field contests and giveaways, on-field/dugout photos, and Kid Zone activities and face painters.

Tickets for adults are $40, with Goodyear Ballpark Spring Training Season Ticket Holders and active and retired Military members receiving a discounted $30 rate by purchasing their tickets at the Southwest Valley Chamber of Commerce. Kids ages 3-12 are $10 and kids 2 and under can enter for FREE. Admission prices include access to all on-field activities, autograph sessions, food stations and non-alcoholic drinks.

Daylight Savings Starts Sunday 

Daylight Savings Time begins this Sunday, March 9th at 2:00 am which means the clocks will spring forward one hour.

Daylight Savings doesn’t impact Arizona’s time on a physical clock however we actually do change time – zones that is. In the winter months the state of Arizona follows the Mountain Time Zone and when Daylight Savings springs forward, the state follows the Pacific Time Zone.

Daylight Savings was designed to give an extra hour of daylight in the afternoon instead of the daylight hours in the morning. Some studies have found that Daylight Savings conserves energy during the hours when people are most active.

Make sure you check your cell phones and any apps you use for scheduling appointments. Even though we do not change time, there could be a change in your technology due to the Daylight Savings change.
